π Getting started
How do I choose a mortgage type?
Start with your property, occupancy, available funds, income documentation, and planned time in the home. Compare the full loan structure and costs with your broker.
Does an inquiry or prequalification mean I am approved?
No. An initial conversation or preliminary review is different from a lenderβs underwriting decision. Approval depends on the application, documentation, property, and conditions.
How much cash should I plan for at closing?
Consider down payment, closing costs, prepaid items, and any required reserves. An official Loan Estimate helps identify the loanβs costs.
Can I use down payment assistance?
Ask about programs available for your location and situation. Eligibility, funding, income limits, repayment terms, and lender participation vary.
Where can I submit financial documents?
Use your secure LendingPad application or another verified secure channel provided by your loan team. General inquiry forms are for questions, not sensitive records.
Do you lend in my state?
Contact Mr Sam with the property state and loan purpose to confirm current licensing and program availability. Review licensing through NMLS Consumer Access.
π‘ Home loan programs
What is a conventional mortgage?
A conventional mortgage is not insured or guaranteed by a federal housing agency. Requirements depend on the loan, property, and lender. Ask about down payment and mortgage insurance.
What is an FHA loan?
An FHA loan is insured by the Federal Housing Administration. Borrower eligibility, property requirements, loan limits, and upfront and ongoing mortgage insurance affect the transaction.
Who can use a VA loan?
Eligibility is available to qualifying veterans, service members, and certain surviving spouses. A Certificate of Eligibility helps establish entitlement; the lender also reviews credit, income, occupancy, and other requirements.
Does a VA loan always have no closing costs?
No. A VA loan may have closing costs and a funding fee unless an exemption applies. Discuss entitlement, any down payment needs, and the total amount due.
What is a USDA loan?
USDA-backed home financing is intended for eligible borrowers and properties in eligible areas. Income, occupancy, and lender requirements apply, and program fees must be considered.
What makes a loan jumbo?
A jumbo loan exceeds the applicable conforming loan limit. That limit varies by location, property characteristics, and year. Jumbo lenders set their own documentation and reserve requirements.
Can financing include renovation work?
Some purchase or refinance programs can include eligible improvements. Scope, contractor review, property requirements, inspections, and disbursement rules depend on the program.
πΌ Self-employed & investors
Can I qualify for a mortgage if I am self-employed?
Self-employment can be considered, with documentation tailored to the loan and business. The lender evaluates qualifying income, stability, obligations, and other requirements.
How are bank statement loan scenarios reviewed?
Where available, an alternative documentation program may assess eligible deposits, ownership, expenses, and other records. The lenderβs method determines what can count as qualifying income.
Is business revenue the same as qualifying income?
No. Revenue, expenses, ownership, income trends, and the lenderβs calculation all matter. Do not use gross deposits alone to assume an eligible loan amount.
What does Non-QM mean?
Non-QM refers to loans outside the Qualified Mortgage definition. Documentation, loan features, costs, and eligibility vary. Ask about the actual structure and lender requirements.
What is a DSCR loan?
A DSCR scenario typically evaluates rental-property cash flow against lender-defined debt obligations. Credit, equity, reserves, property type, and other lender requirements may also apply.
Are investment-property rules the same as primary-home rules?
No. Occupancy affects the programs available and can change down payment, pricing, documentation, and reserve requirements. Describe the intended use accurately.
Can I discuss short-term rentals or a fix-and-flip?
Ask Mr Sam to confirm available programs for your property and strategy. Rental projections, renovation scope, experience, equity, and the expected exit may affect the review.
Can a foreign national ask about financing?
Yes, you can ask about the documentation and programs available for your circumstances. Identity, residency, income or assets, property use, and lender rules vary.
π Refinance & home equity
What is a rate-and-term refinance?
It replaces an existing mortgage with a new loan, often to change the interest rate, loan term, or structure. Review costs and the proposed remaining payment schedule.
What is a cash-out refinance?
It replaces an existing mortgage and may release available equity as cash, subject to the new loan amount, lien payoff, costs, and program rules.
What is the difference between a home equity loan and a HELOC?
A home equity loan generally provides a lump sum; a HELOC generally offers a revolving line with a draw period. Rate and repayment structures vary, and the home secures the borrowing.
How do I decide whether refinancing is worthwhile?
Compare upfront and financed costs, the payment, remaining term, total interest, and how long you expect to keep the loan. A lower rate does not guarantee savings.
Are FHA streamline and VA IRRRL refinances available to everyone?
These are program-specific refinance paths with eligibility and lender requirements. Ask whether your existing loan and proposed transaction fit the applicable program.
π Rates, payments & loan features
How is a fixed rate different from an ARM?
A fixed interest rate stays the same for the agreed term. An adjustable-rate mortgage can change under its index, margin, timing, and cap provisions.
What is an interest-only mortgage?
During an interest-only period, the scheduled payment does not reduce principal. The payment can rise when repayment terms change. Review the full schedule and any adjustable-rate features.
What are graduated-payment loans?
A graduated structure has scheduled payment increases. Review whether payments cover all interest, how any unpaid interest is handled, and the later payment amounts. Availability varies.
What do PITI, mortgage insurance, and HOA mean?
PITI is principal, interest, property taxes, and homeowners insurance. Mortgage insurance and homeowners association dues are separate items that may add to a housing budget.
Will extra principal payments shorten my loan?
Extra principal can reduce interest and shorten repayment on an amortizing loan. Confirm how your servicer applies payments and whether any prepayment terms apply.
Are the homepage rates a personalized quote or APR?
No. They are dated market benchmarks from published sources. Your terms depend on your transaction. The calculatorβs sample rate is also an illustration, not an offer.
How is the online calculator different from a Loan Estimate?
The calculator uses your inputs and simplified assumptions. A Loan Estimate is a lender-provided disclosure with proposed loan terms and costs for your application.
No matching questions. Try a different term or ask Mr Sam.
π¬ Still have a question?
Tell Mr Sam about your goals and property. A specific scenario deserves a personal conversation.
Examples are hypothetical and do not establish eligibility, approval, available terms, or savings. Requirements depend on the borrower, property, program, lender, and applicable licensing.
