Loan Programs
Which Mortgage Is Right for You?
Start with your goals, then compare the financing paths worth discussing with Mr Sam.
| Loan Program | Starting Point | What to Discuss |
|---|---|---|
| Conventional | Primary homes, second homes, or investment scenarios | Down payment, documentation, mortgage insurance, and total costs |
| FHA | A government-insured mortgage option | Eligibility, property standards, and upfront and ongoing mortgage insurance |
| VA | Eligible service members, veterans, and surviving spouses | Entitlement, occupancy, funding fee, and transaction costs |
| Jumbo | Amounts above the applicable conforming loan limit | Income, assets, reserves, and available loan structures |
| Investor / DSCR | Rental property financing | Rental income, property cash flow, equity, credit, and reserves |
| Self-Employed | Business owners and complex income | Available documentation paths and the terms of each option |
Availability and terms depend on borrower qualifications, property, lender requirements, and applicable licensing. All loans are subject to approval.
Mortgage Rate Options
Fixed Rate
The interest rate stays the same for the agreed term. Compare the scheduled payment and total costs.
Adjustable ARM
The interest rate can change after an initial period under the terms of the loan. Review the adjustment rules.
Interest Only
Some structures allow an initial period of interest-only payments. Principal remains due and later payments can rise.
Graduated Payments
Some structures have scheduled payment increases. Discuss whether the structure and future payments fit your plans.
